Here are my 3 ways to maximize your property’s market value when listing your home!
1. Make your first impression a compelling one
People buy so much more than a simple roof over their head (think beautiful water/mountain views, nearby trails, parks, the local community and all it has to offer). Homebuyers are choosing a neighbourhood for their families and a place to call home. And it’s my job to highlight and communicate that to prospective buyers!
That’s why listings with a bit more attention to detail get the best results. Flattering photos, professional videos, virtual tours and detailed floor plans are powerful and effective ways to draw the right buyers to your home. As your listing agent, I always offer the very best resources and tips and tricks on how to make your property leave the biggest impression.
2. Move-in ready is music to a buyer’s ears
I know this may sound counterintuitive but replace anything nearing its life expectancy—think: roof, hot water tank, furnace, flooring, paint, appliances, you name it! Buyers are willing to pay a premium for a home that they know they don’t have to put more money into. they don’t have to immediately sink money into.
And if it’s helpful, I’ll have a pre-listing home inspection done for my clients. This provides valuable information and peace of mind around what sorts of things can come up during negotiations and ultimately increase your chances of securing higher-priced offers.
3. Choose your guide wisely
Vancouver’s real estate market can be a bit overwhelming at times, so it’s important to select a REALTOR® that you trust and will help you develop a plan to reach your goals.
For me, That means someone who puts your interest before theirs and will help you facilitate a seamless transaction.
